Your privacy at NBRS.

How we collect, use and protect personal information on nbrs.ca, and the choices you have. Last updated October 4, 2026.

Who we are

NBRS Developments Inc. (“NBRS”, “we”) builds and rents homes in Toronto, Ontario, including FAMILY 1 at 16 Vanevery St. This policy explains how we handle personal information collected through nbrs.ca. We follow Canada’s federal private-sector privacy law, the Personal Information Protection and Electronic Documents Act (PIPEDA).

Questions or requests: hello@nbrs.ca.

What we collect

FAMILY 1 availability and tour forms

  • Your first and last name, email address and phone number.
  • The neighbourhoods you would like to live in, how many people would live in the home, your preferred home size (number of bedrooms) and, if you choose one, your target move-in date.
  • On the tour form, the shared tour date you pick.

When you finish the first step of the availability form, we save those details right away so we can follow up, even if you don’t complete the second step.

Your personal FAMILY 1 page

Our emails include a private link to your own FAMILY 1 page. There you can choose to share more, such as when you would like to move, the number of bedrooms you need, how many people would live in the home, your monthly rent budget, what matters most in your next home and notes about your tour. We also record when you use that page to book a tour, open the 3D preview or open the application link.

Other forms

If you sign up for our newsletter, we collect your email address. If you send a partnership enquiry, we collect your name, email, organization, the type of partnership and your message.

Campaign details

If you arrive at our home page, FAMILY 1, tour or availability page from a link with campaign tags (for example, one of our ads), your browser remembers those tags, Meta’s click ID if present, the page you landed on and when, for up to 30 days. They are sent to us with your next FAMILY 1 form so we know which campaign brought you.

Technical information

Our forms use Cloudflare Turnstile to check that a person, not an automated program, is submitting them. To limit abuse, our server also uses a scrambled (hashed) version of your IP address. Analytics and ad measurement are described below.

How we use it

  • To respond to your enquiry and send current availability, rents and shared tour times.
  • To book and confirm tours and send tour details.
  • For leasing follow-up, including how to apply.
  • To send FAMILY 1 emails, such as a welcome with your personal link, tour confirmations and updates about the homes.
  • To understand which pages and campaigns work, as described in the analytics and ad measurement sections.
  • To protect our forms from spam and abuse.

We do not sell your personal information. Rental applications are made on NBRHOOD at nbrhood.ca, not on this website. Booking a tour or sending a form does not reserve a home.

Emails and how to stop them

After you send a FAMILY 1 form, we email you about it: a welcome with your personal link, tour confirmations and follow-up about availability and leasing. Personal links are for you alone and expire, so please don’t forward them.

To stop our emails, reply to any NBRS email or write to hello@nbrs.ca and ask us to stop. We add your email address to our email block list. That cancels emails waiting to be sent and stops future emails to that address from our system. A message that is already being sent at that moment may still arrive.

Website analytics

We use Bread & Butter, a website analytics service, to understand how visitors use our public pages. It is not loaded on our private CRM pages or on personal follow-up pages. When a form is completed, our site tells Bread & Butter only the name of the event (for example, that a FAMILY 1 signup was completed), never what you typed.

Meta Pixel and Conversions API

We advertise FAMILY 1 on Facebook and Instagram. To measure whether those ads lead to enquiries and tours, we use Meta’s Pixel in your browser and Meta’s Conversions API on our server.

Where the Pixel runs

Only on our home page and the FAMILY 1, tour and availability pages (nbrs.ca/, /family-1, /tour and /waitlist). It never runs on our CRM, on personal follow-up pages, on partnership pages or on any page address that carries a personal link or code. Applications are made on NBRHOOD, not on these pages.

What is sent to Meta

  • A page view when you open one of those pages.
  • A “Lead” event after you complete the availability form or send the tour form, and a “Schedule” event when a tour is booked. These events say only “FAMILY 1” and “rental home”, not what you typed.
  • As with any Pixel, Meta receives the page address, your IP address and browser details, and Meta sets or reads its own cookies on nbrs.ca (_fbp, and _fbc when you arrive from a Meta ad).
  • With ad measurement on, our server may send Meta the same Lead or Schedule event with the same event ID, so Meta counts it once. That copy can include your email and phone number in hashed form (turned into a one-way code before it leaves our server), Meta’s cookie values, your IP address and browser details, and the page you landed on. Once Meta accepts the event, we delete those details from the queued event.
  • While ad measurement stays on, we may keep the hashed email and phone number and Meta’s cookie values with your enquiry, so that a later tour booking can be measured the same way. We delete them, and cancel any events not yet sent, when you turn ad measurement off and then send a FAMILY 1 form or use your personal FAMILY 1 page, when your browser sends Global Privacy Control with either, or when you email us.

We don’t use automatic advanced matching, and we never send Meta your name, your form answers or your personal link.

Your choices

Your ad measurement choice

Checking this browser’s setting…

This choice is saved only in this browser on this device. Clearing site data resets it.

  • Turning ad measurement off stops the Pixel in this browser and removes Meta’s cookies from nbrs.ca. The next time you send a FAMILY 1 form or use your personal FAMILY 1 page from this browser (for example, to book a tour), our server stops sending events for you and deletes the identifiers it holds.
  • We honour Global Privacy Control automatically. If your browser sends it, the Pixel does not load. A FAMILY 1 form, or a tour booked on your personal page, sent with it sends nothing to Meta from our server, and we delete the identifiers we hold for you.
  • If you already sent a form and want us to stop sending server events or delete the identifiers we hold, email hello@nbrs.ca. We will turn ad measurement off for your enquiry, delete those identifiers and cancel any events not yet sent.
  • You can review how Meta uses information from other websites in your Meta ad preferences and under “Your activity off Meta technologies” in Meta’s Accounts Center.
  • Your browser settings also let you block or delete cookies, including those used by Bread & Butter and Meta.

Service providers

We use these providers to run the website and our follow-up. They handle personal information on our behalf or, for Meta, as described above:

  • Cloudflare hosts nbrs.ca, runs our forms and the database where enquiries are stored, protects our private staff pages with sign-in, and provides Turnstile.
  • Resend sends our emails.
  • Meta provides the Pixel and Conversions API.
  • Bread & Butter provides website analytics.
  • Cal.com schedules introductory calls if you book one after a partnership enquiry.
  • Our pages load the Inter typeface from rsms.me, which receives standard technical information such as your IP address.

Our own staff system, Launch, may receive progress updates such as “tour booked” for enquiries that came from our ads. These updates don’t include your name, email or phone number. They use a random reference code, plus a coded version of your email address that only NBRS can create, so we can match an enquiry to a later NBRHOOD application or lease. Our providers may process information outside Ontario and Canada, including in the United States, where it may be subject to local laws.

How long we keep it

We keep enquiry, tour and email records for as long as we need them for the purposes above, including leasing follow-up and our legal and record-keeping obligations. After that, we delete or anonymize them. Campaign details stored in your browser expire after 30 days.

How we protect it

Only authorized NBRS staff can sign in to our CRM. Personal links are private, expire and are never included in analytics or Meta ad measurement. No method of storage or transmission is perfectly secure, but we use reasonable safeguards for the information we hold.

Access, correction and deletion

You can ask to see the personal information we hold about you, correct it, withdraw consent or ask us to delete it. Email hello@nbrs.ca. We may need to confirm your identity before we act, and we may keep some information where the law requires it.

If you have a concern we haven’t resolved, you can contact the Office of the Privacy Commissioner of Canada.

Changes to this policy

We will update this page when our practices change. Last updated October 4, 2026.
